BEFORE BUYING you need to make sure that you have enough clearance both to the side and above where the shaft of your door is (you can mount it on either side). I've seen some homes where there is literally only a few inches of space between the door track and the wall or ceiling, and in this situations this won't work. The manual says you need at least 8" to the side of the shaft and 3" above it, but the more room the better.
I contemplated buying these for a while, with my only hesitation being the fact that I would need to run a bunch of wires to the front wall rather than using the existing opener location. It does require a power outlet at/near the front wall, and it also requires the wires for the opener switch and infrared eyes to be run to it. I was able to easily reroute the wires for the switch and eyes and run them down to the new mounting location, but I didn't really feel like doing a 120V run in the wall with a junction box, etc. So instead, I bought an thick 10 gauge extension cord and ran it up through the ceiling and over to the junction box where the old opener plugged in. I don't know if this is "to code" or not, but it works fine and I don't see it causing any problems.
Before installing, you need to follow the instructions and make sure your door is balanced properly and there are no repairs which need to be made. I went ahead and paid $75 for a company to come out and do a full inspection and tuneup, and in addition to that I decided to swap out the rollers to sealed nylon rollers (previously had metal).
The installation itself was fairly simple, it took me and a friend just over 30 minutes to install it! One person simply held the unit in place while I made sure it was properly aligned, then marked the spot on the wall and attached the mounting brackets to it, then connected all of the wires, installed the light where the old garage door opener was, and viola! Oh, and I also had to run the wire down to the deadbolt and install that. I really like the deadbolt feature since it prevents someone from reaching through the small gap between the door and wall and using something to pull the disengage handle to open the door.
This unit is WHISPER quite, I can't even hear it from inside the house if the door going into the garage is closed. I also hooked up the MyQ internet gateway, and I love being able to control and monitor the door from my phone. With always being in a rush in the morning to get out the door with 2 young kids, I can't tell you how many times I've had to double back to the house to make sure I had shut the garage door. Not anymore! I have it set to auto-close if left open, and I can also check the status from my phone and control it manually. And the extra space on the ceiling above the door has come in handy, I have installed a 2'x4' storage rack as well as a pull-down ladder to get into the attic above the garage. My only regret is that I didn't make the change sooner!
Original Review:
Okay, so I've only had this unit installed for 1 day but it is incredible! We have our master bedroom above the garage and wanted to do what we could to reduce the opener noise and this fit the bill perfectly. We can still hear a little bit of noise from the door itself and the tracks (which are still attached to the ceiling joist) but it is very minimal compared to the old opener we had. I installed it myself (first garage door opener ever!) and it wasn't too difficult. I probably took longer than I should have but better safe than sorry. It probably ended up taking me what would amount to a full day including removal of the old opener, but I spread it across a weekend because I like sleeping in.
I will ding them on a couple minor things. As others have mentioned, they REALLY short change you on the insulated wire staples considering the amount of wire that needs to be run (as a side note, it would have been nice if the motion sensor had terminals instead of a molded wire since I probably could have re-used the existing wires). I ended up using standard staple gun staples which was actually a mistake. I didn't think it would be a problem but the insulation on these wires is pretty minimal and a standard T50 staple ended up shorting out my control wire in a few places. Luckily, the diagnostic lights were pretty helpful and I was able to track down the short and fix it pretty quickly. That was the only unforseen issue during the install and it was totally my fault for taking a shortcut (although had they included more insulated staples it may not have been an issue). My only other problem is that I found it difficult to identify a few of the screws. The instructions allow for a few different alternate screw usages and in some cases it didn't seem like they had the correct screws available. I think I figured it out but it could have been more clearly written.
As others have noted, this opener is slightly slower than the old chain-drive but it is actually kind of nice because it almost has a soft open and close. I haven't used any of the internet accessories or keypads so I can't speak to that, but I did find that if your garage ceiling is too low, they offer an accessory (480LM) that allows this unit to be offset by 10" in case that was a concern. All in all, I'm very impressed with the unit and it
does everything I need it to do. I'll update the review if I have any reliability issues but even if there are, I would bet they are install related since my garage door is not in the most amazing shape.
Oh, also I saw one review where they said the lock "sounds like a gunshot" and I have no idea what they are talking about. It must be installed improperly because mine barely makes any noise at all.
